What’s in it for me? Isn’t that what we would all like to know? What’s in it for us if we reenergize our Main Street? Why put our efforts into doing this? Who really benefits from a revitalized commercial district? Well, you asked …
Residents of our city have the most to gain. When Main Street is revitalized, there is more local accessibility to goods and services. Opportunities for volunteerism and leadership development, as well as greater employment opportunities, are created. There is an increased chance to preserve the community for future generations. And a stronger tax base is developed to support other community aspects, such as schools and parks. Those who own property are more likely to have stable or even higher rents, increased occupancy rates, improved marketability of property, and higher property values.
Community partners, such as civic clubs, historical organizations, religious institutions, and senior citizen groups, also gain. An improved quality of life is created in the community. New membership potential is enhanced among new residents. Common goals are more easily achieved, and community history is more readily preserved. Schools will notice greater youth involvement in civic projects, have more access to the use of the commercial district as a “classroom” for school projects, greater potential employment and business opportunities for young people, and more activities for our youth.
Obviously, businesses in the community benefit. Merchants will experience greater opportunity for growth and expansion, and there will be an expanded customer base and a reduction in financial risk. Financial institutions experience an extended business customer base as well as a residential customer base, improved public image and goodwill, and fulfillment of community reinvestment mandates. Professionals and service businesses have a ready-made customer base of district employees, location near government, banks, post office, and other institutions, and nearby amenities for clients and staff. The local Chamber of Commerce is presented with potential new member businesses, healthier overall business climate, and potential partnerships on joint projects. Even businesses outside the commercial district benefit. There is increased visitor traffic to the community, improved municipal services throughout the community, and increased business from an overall healthier economy. There are also additional amenities for employees and clients. And for all aspects of the business industry, the improved quality of life makes recruiting and retaining employees easier.
Perhaps instead of asking who benefits from a revitalized commercial district, we might ask ourselves, “Who doesn’t benefit?”
