Buying and selling a home in a tough economy can one of the most stressful times in a person’s life. But for Karen Rockwell, proprietor of Rockwell Properties, dealing with stressful situations is what she does best.
Rockwell is a licensed real estate broker located in Island Falls and has a degree in business. She is also a Maine notary and Dedimus Justice.
Though the market is unpredictable, prices are at record lows and interest rates minimal. One of the key buying opportunities this year is waterfront property.
“I have many camps on Mattawamkeag, Pleasant Lake, Shin Pond and Perry Pond just waiting to be sold,” Rockwell said. “My recommendation is to wait until after Labor Day when the market goes crazy with end-of-year offers to purchase or sell property.”
Rural housing and Maine State Housing Authority (MSHA) have great programs for first-time home buyers with no money down. There is also the Fannie Mae program, along with bank properties for sale. With a 1031 exchange, potential homeowners may have a retirement plan that allows for real estate investment.
Rockwell is booking appointments in August to be a buyers’ agent cost-free.
“I will take care of setting up all appointments with other companies,” she said. “So if you see other company’s listings, just hire me to work for you, and let me do all the work, you just go to work.”
Rockwell Properties list businesses for sale from stores to bars to gravel pits.
Potential homeowners may need owner financing, 1031, conventional or Farm Housing Authority or Veterans Administration approval. “If you don’t know what this is give me a call to discuss various programs,” she said.
“My goal in the next few years is to get an assistant, as the business has grown and probably add a few agents, then I can expand the business,” said Rockwell. “I love what I do and want to help because I care. The one thing people will come away with from my business is ‘she cared, and was telling the truth, and worked really hard to help us.’”
“Do you want to buy next year or this year? Buy now. Prices and rates are low, low! The out-of-state market is moving faster and that will trickle here so if you want to buy, buy. Now, if you want to sell let’s put it out there,” she said. Rockwell has clients all over the states, Canada, France, Sweden, Australia, it is exciting times with the Internet and social groups.

Currently Rockwell is looking for farms and woodlots, as there are many buyers looking to invest in land. “I have three buyers looking for farms. If you have the whole farm give me a call!! It is going to be a busy fall season.”
